Fire Compartmentation: Why It Matters and How to Maintain It

Christopher White 15 February 2026

Fire compartmentation is one of the fundamental principles of passive fire protection. It involves dividing a building into discrete fire-resisting compartments using fire-resisting walls, floors, and doors. The purpose is to contain a fire within the compartment of origin for a specified period, limiting the spread of fire and smoke and protecting means of escape.

Compartmentation can be compromised in many ways — through service penetrations that have not been properly fire stopped, damaged or missing fire doors, breaches in fire-resisting walls or floors, alterations carried out without proper fire stopping, and general wear and tear over time.

A compartmentation survey involves a systematic inspection of the building to identify breaches in fire compartment lines. This includes inspection of fire-resisting walls and floors, service penetrations and fire stopping, fire doors and their associated frames and hardware, cavity barriers, and dampers within ductwork.

JJM Fire Consultants Ltd provides comprehensive compartmentation surveys across all building types and sectors. Our surveys are carried out by experienced fire safety professionals who understand the construction and performance requirements of fire-resisting elements. Findings are documented in detailed reports with photographic evidence, defect summaries, and prioritised recommendations for remediation.

We also provide compartmentation drawings — detailed floor-by-floor plans that map the fire compartment strategy of a building, identifying compartment lines, fire doors, fire stopping locations, and service penetrations. These drawings are an invaluable tool for estates teams, facilities managers, and contractors.
